Purchasing a Real Estate property in Hyderabad

Since 2018-19, real estate in the state of Telangana especially in Hyderabad had given tremendous returns to the investors. In fact Hyderabad has seen the strongest growth even during the pandemic time. These are all known facts. In this post I am trying to consolidate a list of important websites which can help in doing important checks before buying a property.

Government of Telangana has sites which can help anyone to go find lot of details about land to verify a bunch of details, here is the consolidated list:

  1. HMDA Master Plan – Must visit to know the overall plan for a region. Zoom the area of your interest to know different R1, R2, R3 zones, conservative zones, road width plans, water bodies etc. Question the developer if the property has any deviations from the plan.
  2. HMDA Permissions – When buying a flat, visit this website to find the HMDA permission. Look at the approved layout and plan, number of floors, flat dimension. Good to double check that there are no variations from the approved plan.
  3. RERA Approval – You shouldn’t (?!) buy a property that doesn’t have RERA approval. You can search by property name, builder name and the RERA number itself. Looks into the plans, from here you can go into different documents. Sometimes builders go for extensions, or modifications, even those should be registered by RERA. Let’s say I came across a property that initially got an approval for 2C+G+10 floors but they filed an extension to increase the number of floors to 12.
  4. Environmental Clearances – Almost all the high-rise building should have environmental clearances. Check the status of the environmental clearances in this site to check there weren’t any red flags.
  5. Encumbrance Certificate – From the RERA approval you can get the Survey Numbers where the property is developed. Use those survey numbers to search in the EC portal to know the list of deeds that are being made.
  6. Dharani Portal – For buying any agricultural land, you need to visit Dharani Portal to ensure that the land is present on the survey number and is on the right person from whom you are buying. Be sure to get the pass book once the registration is done.
  7. Prohibited Agricultural Properties – This is the place to find the list of prohibited survey numbers before buying agricultural lands in Telangana.
  8. Prohibited Properties (Non-Agricultural) – Check this site to find list of prohibited survery numbers. I think this is mostly for non-agricultural lands. This also details about the GO’s or court case numbers. You can use them to find further information. I found understanding the GO’s a little difficult as they keep cross referring previous Case/GO’s.

I feel there is a lot of available information to make a safe property purchase and at the same there is a still a lot of scope for improving things here. How do we build a genuine place for relevant and trust worthy reviews of a project? How to form groups for a project to make group deals which is a win-win on both parties? Lot of such things happen in small restricted groups and new buyers find it hard to get lot of good deals (No, I am not talking about the UDS, pre-launch without approvals. There could be genuine clear deals). Probably authentic Google reviews? Per project post on few real estate forums (agents, channel partners take a lead there :P)?
